As a skilled, reliable, efficient quantity surveyor you will be responsible for estimating the costs of construction projects, working with contractors, builders, and architects to provide the most cost-effective plans that meet high-quality standards. This includes the evaluation of information to ensure a competitive cost of supply of labour, goods and materials in addition you will be required to support the preparation, negotiation and analysis of costs for tenders and contracts.
Key responsibilities and duties of this job.
Design Stage
Assist in establishing a client’s requirements and undertake feasibility studies.
Run cost analyses of the various types of work as a forerunner to tender preparation.
Select, price and source construction materials.
Advise clients on procurement strategies.
Factor in the implications of health and safety regulations.
Identify commercial risks and help develop suitable responses.
Delivery Stage
Prepare the tender and contract documents, including bills of quantities, with the architect and the client.
Select subcontractors, agree the scope of services and allocate work.
Monitor and control costs throughout the project.
Identify risks surrounding the project and the likelihood of cost variation.
Track any changes to the design or actual work and adjust budget projections.
Value completed work and arrange payments to subcontractors.
Analyse progress and write detailed reports.
Liaise between site managers, project managers, site engineers and the client.
Completion Stage
Prepare summary reports for the client and other relevant stakeholders.
Run cost analyses for ongoing repair and maintenance work.
Advise on any outstanding contractual claims remaining.
Skills, Competencies and Behaviours
Degree equivalent or professional qualification accredited by the Royal Institution of Chartered Surveyors (RICS)
Proven track record of working on JCT Contracts
Analytical and creative problem solving ability.
Strong communication skills – for liaising with a wide range of clients, professionals and workers on site
Leadership skills and an ability to motivate your supply team to ensure a high standard of work
Excellent planning and organisational skills – for writing and monitoring project plans and schedules and utilising time and resources effectively
Resilience and problem-solving skills – in order to overcome unexpected challenges during the construction process
An ability to make decisions under pressure, so that the project can progress
Strong attention to detail
An awareness of health and safety procedures and legislation – for running a safe construction site
Sound commercial awareness – to allocate and manage your budget effectively and to understand client concerns
Numerical and IT skills, including knowledge of relevant building methods and project management software to manage information and finances during the project
